An investor group planned to establish a premium motorsport club and drive resort in Northwest Florida and needed to validate whether the regional market could support the concept. The core challenge was to assess demand, define a differentiated business model and prove the investment case before moving into design, fundraising and development.

The feasibility work combined regional market analysis, demographic and economic KPI evaluation, local expert interviews, competitor analysis and international benchmarking of private drive resorts. Based on these insights, the team defined positioning, USP logic, asset and product portfolio, pricing, phasing and operating model, and built a full business case including revenue assumptions, cost structures, investment requirements, valuation logic and financing strategy.
